NEW RESTAURANT, RETAIL SPORTS SHOP AND CHANGING ROOMS
Full planning permission has been approved for this spectacular building, which consist of a 60 seater restaurant, a large retail sports shop and changing facilities. It is 600sqm in size and can cater for weddings, corporate meetings etc. The intention is that it will be a fast food type restaurant during the day, changing to a classy one in the evenings. The sports shop is in the perfect place, either for selling watercraft or as a triathlon shop as we are in a big catchment area and easy to reach from all directions of the M4/M5 motorways, with plenty of car park space. However this will be an expensive project and funds or investment has to be found.
Also in the planning stage are:
- An outstanding circular building which will be used as offices or as conference centre.
Apart from the investor issue, the owner – now a senior citizen, wishes to retire and sell the property. Considering the absence of any other lake in the area, together with the only outdoor kart track in Bristol it would be a valuable asset.
The premises consists of an 11 acre lake, with other areas of land available for other sports, altogether 20 acres approx. Full planning permission has been approved for a large 60 seater restaurant, sports shop and super changing facilities with additional space available for a future gym and physio rooms.
The park is situated in a unique rural setting and is adjacent to the M4/M5 motorways making easily accessible from all directions.
Bristol badly need a cable ski wakeboard park and this would be the perfect place to set one up and with the business that the go-kart track would attract, the place would make a massive tourist attraction especially for stag, hen and corporate parties or the lake can remain as open water swimming. As triathlon events are increasing, this would bring in larger revenue as the lake is famed for its clean water, etc… Other parts of the land consist of a field are which would be suitable with marquees for parties.
A military style assault course is now under construction and this will . be for strict training and not events. giving all those entering tough mudder etc races an opportunity to pretrain. This will be run by ex-army instructors
The restaurant alone would be a massive earner and due to it’s position overlooking the lake would attract weddings, corporate and daily customers and would be especially useful during the winter months when the water use will be quieter.
Mike has also designed a fabulous round office area which can be leased. The plans are drawn up (pictured above) but not yet put to planning. When all the work has been completed the park will be a valuable asset and would be the only one of it’s kind in a big area. It is the perfect opportunity for a consortium or even a lucky lottery winner.
